Job Description
1. Establish design task criteria and technical standards for projects at each stage.

Develop design tasks for design packages: from concept design stage (architecture, interior, landscape), basic design (TKCS), to construction drawings (BVTC).

2. Develop work plans for design management, monitor, control, and report implementation progress.

Plan and assign tasks to team members based on expertise; propose coordination with Project Management Division members in design management.

Evaluate proposals related to design.

Coordinate in conducting site inspections of construction works.

Consolidate and evaluate work performance of team members.
-
Review all issued documents, including design tasks, design dossiers for legal, appraisal, verification, bidding, and construction purposes, ensuring consistency with previous stages and overall project requirements.
3. Manage and control design dossiers.
-
Manage project designs: Master planning, infrastructure, structural, MEP, fire protection, interiors, and landscaping (subsequent stage designs must be consistent with earlier stages). Provide comments and technical reviews of basic and detailed design drawings.

Review and control design changes, design progress at each stage, and provide professional opinions and recommendations.

Control design drawings, 3D perspective drawings.

Manage and control design implementation to align with overall project schedules. Supervise contractor design progress and quality, and urge timely performance.

Receive feedback on design documents from management and other departments, and work with consultants to address them.

Coordinate with local authorities for design evaluation/approval.

Inspect and accept design deliverables from design consultants according to design tasks, scope of work, and drawing approvals.
4. Manage and propose finishing materials and interior materials.

Update new samples of finishing and interior materials.
-
Submit for approval finishing and interior materials consistent with the approved concept design.

Manage and control contractor implementation according to approved documents.
5. Work with subcontractors and relevant authorities regarding design–technical management.

Coordinate with Project Management Division members to identify, evaluate, and select subcontractors/design consultants according to procedures.

Manage and supervise subcontractors/design consultants to ensure design deliverables are completed on time, aligned with project objectives, approved overall plans, and at reasonable costs.

Participate in design meetings with design consultants and coordinate with all subcontractors/consultants involved in design work. Work directly with design consultants to adjust designs per company leadership’s instructions.

Submit to management for approval additional design tasks as the basis for settlement.

Review design submissions for regulatory procedures: planning agreements, connection points, fire safety approvals, construction permits, etc.
6. Draft regulations, processes, and procedures related to design–technical management.

Perform other duties as assigned by the Board of Directors and direct manager.

Bachelor’s degree or higher in Architecture/Construction or equivalent (Master’s preferred).

Class I Architectural Practice Certificate (for architects).
-
Class I Structural Design Certificate (for civil engineers).

At least 5 years of experience in design management for developers/investors.

Good communication in English.
Skills and knowledge:

Knowledge of design management processes.
-
Familiarity with technical codes and standards.

Knowledge of planning and construction regulations.

Understanding of surveying, design, and approval procedures.
-
Ability to assess qualifications of design consultants, verification consultants, and appraisers; experience in organizing selection of design firms and consultants.

Knowledge of construction technologies.
-
Good understanding of finishing materials and new materials.
-
Experience in Grade A office projects, 5-star hotels.
-
Experience in managing design for foreign design firms, foreign investors, and foreign project management units (preferred).
-
Experience in architectural competitions, developing design briefs, and design coordination management.
Other requirements and qualities:

Proficiency in professional software related to design management: AutoCAD, Revit, SketchUp, Tekla Structures, ArchiCAD, Excel, Word, etc.

Ability to collect and update technical regulations.

Strong communication and information-sharing skills.
-
Ability to learn and apply knowledge effectively in work.
